Company Generated Leads and Compensation

Company Leads Split

  • Buyer transactions are always 50/50
  • Seller** transactions are always 30/70 (we pay all expenses)
  • If you send an outbound referral from a company gen lead, the split is 50/50 of the income received.
  • Company generated referrals:
    • Buyers:  Referral is paid off the top, then 60/40 (agent/ copmany)
    • Sellers**:  Referral is paid off the top, then 50/50 (agent/ company)

How long do company leads remain company leads?

  • A company lead remains a company lead for 24 months after the first closed deal.  After 24 months, the lead will be processed on the Agent's SOI, up to a maximum of 70/30 while with EXIT Unlimited.

Spinoff and Referral Business from company generated leads

  • Any spinoff or Referral Business from company generated leads are not subject to any company referrals.  Those leads will be considered the agents SOI or Sphere and processed on agents sphere.  

Company Generated Lead Definition

  • Any lead that signs up on the company’s webpage(s), calls in on company phone system(s), company-paid portal and referral sources such as Zillow/Trulia/OpCity/Realtor, or are assigned by the ISA department or anyone that works for the EXIT Brokerage and referrals from team members. Any lead who was influenced by company-generated marketing.   
  • Any leads generated by the company, paid staff members, lead portals, etc shall be treated as company generated referrals:  Referral is paid off the top, then 60/40 split.

Agent Generated Lead Classification

  • Agent Generated leads are leads that contact the Agent directly and are not associated with phone routing systems and company lead sources. Any leads not assigned to the agent by the company or Team Leader

Company Generated Seller Leads

  • All expenses for the listing will be paid for by the company: photography, video, floor plan walkthrough, transaction coordination and listing coordination.
  • During the listing—all sign calls, internet leads, general inquiries, etc. will be considered brokerage generated leads. 
  • A team sign with the company phone number will be placed in the yard for the life of the listing.   The EXIT Realty Unlimited Team will be listed as the primary Agent in the MLS.
  • The agent working the listing will be listed as a co-listing agent and will be notated as same in Agent Only Remarks.   
  • Upon closing, the servicing agent will be placed as the primary agent for production credit and the EXIT Unlimited Team as the secondary agent (no credit). 
  • If a showcase listing is utilized, the EXIT Unlimited Team or Team Leader will be listed as the agent for Showcase.
