Working with an Unrepresented Buyer as a Listing Agent
When you have a listing, you may be contacted by an un-represented buyer (who does not want to work with an agent). If a buyer is unrepresented, you want to ask them if they would like representation (in which case you'll refer them to an in-house agent OR, you can choose to be a dual agent if all parties agree in writing) or if they want to self-represent. If they choose to self-represent, then you must do the following:
- Provide, explain, and have the buyer sign our unrepresented buyer disclosure. This informs the buyers that they should seek representation and that they should be advised that they are negotiating against someone who is licensed, trained, and skilled in the sale and purchase of real estate
- Document all communication with the buyer in writing so that all parties are protected.
