Company Generated Leads and Policies
One of our Core Value Propositions at EXIT Realty Unlimited is our ability to generate quality, inbound leads. Over the past decade, we have progressively continued to build and maintain our brand reputation. Because of this, we receive a high volume of inbound leads because consumers know and trust our brand.
Much like you are building your book of business, the company is building a book of business as well. We believe this is a symbiotic relationship in which both the agent and the company win. Much like you are building your book of business, the company is building a book of business as well. For this reason, we believe in shared ownership of company generated leads and opportunities.
Many brokerages and teams are not built this way- only one party wins. I have put a lot of thought into this program and what I believe is fair and equitable. I understand the equation from the agent standpoint. And I also understand it from the company side. When this ratio is out of balance, it's not sustainable or fair for either side.
Compensation of Company Generated Leads:
Company buyer: 50/50 (Agent/ Company)
Company listing: 30/70 (Agent/Company)
Company generated referral buyer: Applicable referral, then 60/40 (agent /company)
Company generated referral listing: Applicable referral, then 50/50(agent/ company)
Any leads generated by the company, paid staff members, lead portals, etc shall be treated as company generated referrals: Referral is paid off the top, then 60/40 split.
Referral Period:
- 2 years- any closings from the date of the first closing, are processed on company gen split
- Then, processed on Agents SOI Split, up to 70/30
A company generated lead is defined as:
Any lead that signs up on the company’s webpage(s), calls in on company phone system(s), company-paid portal and referral sources such as Zillow/Trulia/OpCity/Realtor, or are assigned by the ISA department or anyone that works for the EXIT Brokerage/ Company and referrals from team members and/ or any lead who was influenced by company-generated marketing.
Agent Generated leads are leads that contact the Agent directly and are not associated with phone routing systems and company lead sources. Open house generated, Friends and family, Referrals from team/ company leads( friends, family, etc). Any lead not generated by Company and/ or Team Lead.
A major perk of company generated business, is the ability to generate spinoff business or referral business. This is considered the agents Sphere/ SOI business and is included in the agents Exclusion list.
Lead Ownership:
- Company generated leads shall be owned by the company indefinitely.
- Once closed, the lead moves to the agents SOI database and is excluded from sweeps in FUB so the relationship stays with that agent while the agent is with EXIT Unlimited
- ALL company generated leads will be serviced in FUB.
Departure from Company:
- Agent can export information (name, phone number/ email address) of closed, past brokerage generated clients, along with their Exclusion list in their database.
- Company retains the ownership of the company generated lead(s) as well and the lead remains in the company’s database for future marketing purposes.
Company generated leads that result in that lead being referred:
- Any outbound (buying or selling) referrals sent to other agents/ offices: Referral income received, then 50/50
Team leader referrals:
- Leads that are referred to an agent that are the Team Leaders Sphere of Influence will always remain owned by the Team Leader.
- The Team Leader will receive a 25% referral and the closing will then be processed on a 60/40 split.
- Upon closing, the lead remains owned by the Team Leader and the agent servicing will be added as a ‘Collaborator’ in Follow Up Boss
- If agent leaves company, these leads stay with the Team lead and cannot be exported by the agent. However, during the agents tenure, the agent can continue to market to and service the lead.
ISA ADJUSTMENTS
- -5% ISA Buyer/ Sellers Under $300k
- -10% ISA Buyer/ Seller Over $300K
LISTING REQUIREMENTS (Company Generated)
All Company Generated Listings include the following and is mandatory (with client approvals)
- Listing coordinator
- Photos (Stick it to Zillow package)
- Video walk through
- Floor plan, Transaction Coordinator
- Pre-inspection (this helps the Response to Inspections phase)
- Zillow showcase (>$300k) or at T/L’s discretion
SERVICE EXPECTATIONS (Company Generated Leads)
- All leads must be contacted via phone, text, and email promptly.
- Company generated leads must be contacted via FUB dialer and text messaging.
- Failure to do so will result in leads getting swept due to inability to see activity and communication of the leads
- We're all professionals— let's take care of the clients. However, poor customer service will not be tolerated for company generated business—the Company reserves the right to reassign a company lead based on: Customer complaints, lack of timely communication with new leads, Lack of follow up with leads inside of the CRM.

- 12,000 FUB points month prior OR
- 1 pending deal prior 30 days
- Above average (team) conversion on leads assigned
